Job Description

On-site Maintenance person at apartment complex (Skills listed below are preferred, employer willing to train the right person)

Relationships:

  • Report directly to resident manager
  • Maintain courteous/professional relationship with current and prospective residents as well as other company employees and vendors
  • Maintain pleasing personality while exercising self-control in difficult situations

  Duties and Responsibilities:

  • Participate in all maintenance projects
  • Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
  • Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.
  • Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies and locks
  • Paint, interior, and exterior
  • Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors
  • Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas provided there is no onsite cleaning personnel
  • Assist in grounds work when necessary, including trash pickup provided there is no onsite grounds keeper
  • Repair concrete, masonry, roof, fencing. when required
  • Perform limited extermination services, when required according to product directions
  • Train subordinate employees
  • Participate in a standby emergency schedule for evening, weekend and holiday coverage
  • Be responsible for stock control and utilization of maintenance materials
  • Schedule subordinate maintenance personnel and work order requests, adhering to maintenance priorities
  • Assist the resident manager in scheduling annual apartment inspections
  • Be responsible for the refurbishing of apartments prior to resident occupancy
  • Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, and purchase orders
  • Perform scheduled maintenance on all equipment based on the manufacturers’ recommendations and operating manuals
  • Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance as needed
  • Have knowledge regarding water and gas meter cutoffs, all apartment and fixture cutoffs, and sewer cleanouts, and post map of same
  • Make sure storage areas and entrances are locked and adequate lighting in those areas is maintained
  • Have constant knowledge regarding contracts and suppliers, their services and goods
  • Assist in apartment check-in and check-out inspections as required by the resident manager
  • Willingness to pitch in and work in areas other than strictly repair maintenance, i.e., janitorial, custodial, gardening, painting, etc.
  • Must have concern for work safety program for residents and other staff members
  • Responsible for wearing property work shirts and caps as required by the Company
  • All expenditures to be approved by resident manager
  • Responsible for replacing HVAC filters on a regularly scheduled basis
  • Maintain on-site pool with scheduled cleaning and applying pool chemicals when needed
