Job Description
Maintenance Technician
SUMMARY
As our Maintenance Technician, you are the backbone of the property that maintains the physical aspects,
cleanliness, safety, and appearance of the property, while ensuring safety of community and company
standards is met. You must be a team player that takes great pride in your work, assisting residents with
issues within their home, providing them with the best customer service and be a jack of all trades with
general knowledge of HVAC, plumbing, appliance repair and electrical.
CLASSIFICATION
The position is a full-time, regular, non-exempt position.
REPORTING RELATIONSHIP
The position reports directly to the Maintenance Supervisor.
ESSENTIAL FUNCTIONS
Prepares Market Ready apartments, which may include painting, carpet repairs, cleaning,
general repairs, housekeeping duties, and any necessary duties to provide our residents with
that quality move in experience.
Responds to resident requests in a timely manner and with a professional attitude.
Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general
carpentry skills and painting.
Maintains grounds, pools/ hot tubs, common areas, and dog park amenities to keep clean,
operational, and safe for our residents.
Reports any maintenance concerns on vacant units, models, and common areas, to the
Maintenance Supervisor.
Performs inspections by walking property.
Performs maintenance as scheduled by the Maintenance Supervisor.
Knowledgeable of state, local, and federal fair housing laws.
Attends and participates in training and safety programs as required by WWC.
Performs duties as assigned, in a timely manner.
Delivers superior customer service and represents the company in a professional manner at all
times.
Dresses per WWC appearance standards.
Maintains and safeguards all company tools and equipment.
Must be willing to work evenings or weekends (on call) in the case of an emergency.
Perform any other related duties as required or assigned.
QUALIFICATIONS
To perform the role successfully, an individual must be able to perform all essential functions

EDUCATION AND EXPERIENCE
High School diploma or equivalent.
Must possess a valid driver’s license
HVAC, EPA and CPO certifications preferred.
General maintenance knowledge in the following areas: plumbing, HVAC, electrical, drywall and
appliance repair.
PERSONAL COMPETENCIES
Regular use of complex machines and equipment (desktop/laptop computer and software, road
and production machines and equipment, etc.) with ability to manage work through digital
means.
