Marquee Asset Management LLC dba Shelter Asset Management LLC seeks a Development Vice President in Scottsdale Arizona to define and execute comprehensive development strategies across multiple residential asset classes (multifamily, master-planned communities, luxury residential). Align development initiatives with corporate investment goals, market trends, and long-term growth objectives. Drive portfolio expansion through market analysis, competitive positioning, and strategic land banking. Identify and evaluate high-potential development sites and investment opportunities in major U.S. markets. Lead negotiations for land purchases, joint ventures, and strategic partnerships. Oversee feasibility studies, environmental assessments, and risk analysis to ensure project viability. Manage complex entitlement processes including zoning changes, variances, and permitting. Build and maintain relationships with local municipalities, planning boards, and community stakeholders. Navigate political and regulatory environments to secure timely project approvals. Collaborate with architects, planners, and consultants to create innovative, market-responsive designs. Ensure design excellence, cost efficiency, and alignment with brand standards, especially in luxury and lifestyle communities. Provide oversight and authority over all pre-construction and construction functions, ensuring that estimating, budgeting, scheduling, and execution teams operate in alignment with the strategic vision and report directly to ensure accountability and performance. Supervise construction and property management teams, general contractors, construction managers, and third-party vendors to ensure timely, on-budget execution of development plans. Monitor construction progress, quality control, and compliance with safety and regulatory standards. Resolve field issues and change orders to maintain project timelines and budgets. Develop and manage detailed project pro formas, budgets, and financial models and forecasts. Structure capital stacks including equity, debt, and mezzanine financing. Collaborate with finance teams and institutional investors to ensure strong returns and risk mitigation. Oversee go-to-market strategies, pricing models, and product positioning. Build, mentor, and lead high-performing cross-functional teams across development, construction, finance, and operations. Implement systems and processes to scale operations efficiently across multiple regions. Maintain strong relationships with capital partners, joint venture stakeholders, and institutional investors. Represent the company in public forums, industry events, and community meetings. Negotiate and manage builder partnerships, especially in master-planned communities. Stay ahead of market trends in housing preferences, technology, and regulatory shifts. This position manages multiple professional-level employees.

Qualified applicants must have a Master’s Degree in Real Estate Development, Urban Planning, Urban and Regional Planning or a foreign equivalent and two (2) years of experience as a Development Associate in the real estate industry or a substantially similar role, including experience evaluating potential new development land acquisitions and investment opportunities; performing ad hoc feasibility analyses, environmental assessments, and financial modeling for projects in support of executives, acquisitions, and asset management teams and identifying changes; participating in the preparation of pre-construction budgets, schedules, and teams for proposed projects from the initial phases including land contract negotiation, entitlements, and building permit approvals leading to the commencement of construction; assisting with the preparation of financing applications and investment packages for multiple residential asset classes (multifamily, master-planned communities, luxury residential); and working with internal and third-party construction teams, property management teams, general contractors, and vendors to ensure timely, on-budget execution of development plans.
